Knotweed for landlords — how it works here

Knotweed for landlords in Stockport

Older rented terraces and former council homes are places where knotweed turns up again and again. We survey single properties and whole portfolios across the borough, carry out the treatment and keep a file for each address, so a plan is in place before a sale, remortgage or tenant complaint.

Handling knotweed across a rented portfolio

Each property gets its own record: survey, photographs, treatment visits, waste notes and guarantee. When a tenant leaves, a sale arrives or a lender asks, the file is already complete. For portfolios we also provide a single summary sheet.

Visits are short and we agree access with the tenant directly, so you are not chasing keys. We explain in plain terms what is going on and what they should and should not do in the garden. That prevents well-meant strimming from setting treatment back.

Treating several neighbouring addresses together is usually cheaper than doing them one at a time, and an early spray programme costs a fraction of an emergency dig before a sale. We give a figure per property so you can budget across several years.

How knotweed for landlords works with us

  1. Photograph it.

One leaf and a stretch of stem is enough. Use the contact form or message us. It costs nothing.

  2. We come and survey.

If it is knotweed, we visit, measure the stand and note what is close to it.

  3. Spray or excavate.

A programme across several seasons, or digging it out when the date will not move.

  4. Report and aftercare.

A written plan for you and your lender, then return visits until nothing regrows.

Questions about knotweed for landlords

Can work proceed while tenants are in?
Yes. Visits are brief, and we agree access with the tenant directly.
How do I know if it is Japanese knotweed?
Start with the stem: hollow like bamboo, flecked purple and bending in a zig-zag at every joint. The leaves are shield-shaped with a flat edge where the stalk joins, and in late summer it throws up sprays of cream flowers. Old brown canes can stand through the whole winter. Sending us a photo is quicker than comparing pictures on your phone.
Is it illegal to have knotweed in my garden?
No, owning land with knotweed on it is not an offence. The law is broken if you let it spread into the wild, and soil or cuttings count as controlled waste. If it moves into a neighbour's garden, they may be entitled to bring a claim against you.
Will knotweed stop me getting a mortgage?
It does not rule one out. Plenty of lenders will go ahead if there is a professional survey, a treatment plan and an insurance-backed guarantee that can pass to the buyer.
How long does treatment take?
Most spraying programmes run for three to five growing seasons, with monitoring afterwards. Digging it out takes days rather than years, but the bill is a good deal higher.
Can I just dig it out myself?
We would not. Small fragments of rhizome regrow, and the soil cannot go in your wheelie bin or be taken to the household waste site.
