Most of the plants people photograph for us are not knotweed at all.
Snap one leaf, a bit of stem and the whole plant if you can. We answer without sending a bill. We only suggest a visit when it really is knotweed, and you see the price in writing before anything is booked.
The canes die back and turn brown from October, and the border looks tidy. Below ground the rhizome carries on. Come the spring it returns wider than before.

Heaton Moor is a leafy district of large Edwardian semis and villas with mature plane trees, long back gardens and a good many quiet corners at the bottom of the plot. Gardens here back onto neighbours' equally big plots, so a stand can grow for years before anyone sees it.

Heaton Moor has generous Edwardian plots, with trees and shrubs that hide the far end of the garden. A stand that starts behind a shed or compost heap is easy to miss from the kitchen. Walk to the bottom boundary in late spring, when the red shoots stand out, and again in midsummer.
Neighbouring gardens here are just as big, so a stand can reach a good size and cross a boundary before anyone notices. A survey records where it is and how far the roots may extend. If you are selling, a plan ready in advance stops a lender pausing at the valuation stage.
